Booking: A booking is confirmed when you receive written confirmation from us. Please ensure the details are correct and advise us immediately if there are any errors.
Payment: To secure your booking we require a deposit of £50.00 with the balance payable not less than four weeks prior to arrival. If booking within six weeks of arrival the whole cost is payable on booking. Cheques should be made payable to Mrs S Walker.
Cancellation: In the event of cancellation deposits are non-refundable. If a cancellation is made within four weeks of the start of your holiday the full balance will be payable unless we are able to re-let the cottage. We strongly recommend that you take out a cancellation insurance policy against this eventuality.
If the cottage becomes unavailable due to unforeseen circumstances before your holiday commences then all monies paid will be refunded but no further liability will be accepted. If the cottage becomes unavailable due to unforeseen circumstances during your holiday then we will refund the remaining number of nights stay, but no further liability will be accepted.
Arrival: Your cottage will be available from 3.00pm on the day of arrival.
Departure: Please vacate the cottage by 10.00am on the day of departure to allow us time to prepare it for the next guests.
Number of Guests: The number of guests staying at the cottage must not exceed those named at the time of booking.
Complimentary WiFi: Complimentary WiFi is available for emailing and browsing the internet but must not be used for downloading videos, music etc.
Pets: Pets are very welcome by prior arrangement, however, we do ask that you do not allow them on the furniture or upstairs and that the garden and roof terrace is not used as a doggy toilet.
Damages and Breakages: We do not accept any responsibility for loss or damage to guests’ personal effects or property while staying at Overdale Cottage. We appreciate that accidents can and do happen and we would request that we are informed of any breakages or damage in the cottage immediately.
Access: We reserve the right of reasonable access to the cottage at all times but where possible we will advise you in advance if access is required.
